kneeKnee pain usually results from overuse, poor form during physical activity, not warming up or cooling down, or inadequate stretching. Simple causes of knee pain often clear up on their own with self care. Being overweight can put you at greater risk for knee problems.

Many causes of knee pain, especially those related to overuse or physical activity, respond well to self-care:

* Rest and avoid activities that aggravate the pain, especially weight bearing activities.
* Apply ice. First, apply it every hour for up to 15 minutes. After the first day, apply it at least 4 times per day.
* Keep your knee elevated as much as possible to bring any swelling down.
* Gently compress the knee by wearing a bandage or elastic sleeve. Either can be purchased at most pharmacies. This may reduce swelling and provide support.
* Sleep with a pillow underneath or between your knees.

Call your doctor if:

* You cannot bear weight on your knee
* You have severe pain, even when not bearing weight
* Your knee buckles, clicks, or locks
* Your knee is deformed or misshapen
* You have a fever, redness or warmth around the knee, or significant swelling
* You have pain, swelling, numbness, tingling, or bluish discoloration in the calf below the sore knee
* You still have pain after 3 days of home treatment

A good broker

Someone offered to sell a piece of real estate property to me for a million peso. I was kind of ‘what?!’ because I saw the property myself and it is not worth the selling amount because it is a very small piece of lot. I know future development in the location will be a plus, but still, few square meters of land is not worth a million in a rural neighborhood. If I took the bait, I would have made a broker very happy, and rich for a small lot. Unfortunately, we will meet many of them brokers who are only after of selling properties at too high price. An agent who is trying to convince you to buy despite many shortcomings is not our ideal agent. He must be willing, open and with no hidden agenda, and works for our interest.

To buy or not?

There are two things to consider in buying real estate properties, or any additional holdings. We have to consider if the property will bring money to our pocket, or get money out of it. Buying properties come with maintenance and if the expenses that will be incurred is greater than the income it will produce, we have to reconsider buying.

There is one good piece of land adjacent the place that is for sale. What will be the use if we buy it? Assessing it the property will not bring good income, and it’s not being pessimistic. Buying it means additional expenses and effort for maintaining it. So we’re not going to buy it since the woody land will be an additional land to manually maintain but with no profit, except when selling it in the future.

Looking for a home

If you are decided to buy a new house or property that is within your budget and taste, do a research work first and ask questions and for any information regarding the nature of your business. But sometimes the very people who are knowledgeable about the working of the real estate industry are almost unwilling to give information that could be of help to the prospective buyers. It is because of their competition, and sometimes they just want to see how much you are going to pay as much as they are not telling you all the information you should know. It is always good to be watchful and careful.

Two weeks ago we were watching news in my parents-in-law’s house with our missionary. One advertisement that we reacted to in a discussion is a car dealership commercial that says you will up to $5,000.00 with their program. Too good to be true, it is just too much for average cars. Buying cars is like buying real estate properties. There are many traps that should be avoided in order to maximize the output of your money, to avoid being scammed or felt like you have been taken advantage of. For though the salesmen are sincere, each of us has our own interests and target in the trade. There is one very good resource I found that is very helpful to new buyers, even the old ones. There are many traps when it involves money, but there are also tips like 6 things never to tell a car salesman. As it is advised, never volunteer too much information, one that will be used against you.

Mitigating the effects of global warming

Whether you believe in global warming or not, since I knew some who don’t, it is a fact that the world condition is changing gradually all these years that we can not fully see it’s full impact yet on us on a large scale. See it in perspective and we may can do small things that count. In order to mitigate the effects of global warming for companies, factories and even our small establishments, we can make some strategies:

1. We can reduce the specific energy consumption in its operation through improved technology and processes. New and much better equipments and processes are being developed and constantly improving and are earth or “environment” friendly, and even cost us less energy and less heat or smoke emission.

2. Sequester greenhouse gases especially carbon dioxide, through a large-scale forestry programme. We know it really helps. It cools our place down and even gives us fresh air. It does not only mitigate the effects of global warming, derive joy also in planting trees and watching them grow.
